5 Year Lease Back Guarantee - In Summary

  • You then have the option of a 5 Year Lease with Gallery Leasing.
  • If you accept the 5 Year Lease Guarantee, Gallery Leasing will then lease the property from you for 5 years – rest easy!
  • Gallery Leasing will then sub-lease your property to the actual tenant.
  • The Leaseback starts at 5% of the purchase price for the first two years (less 7.5% + GST property management fee). For the balance of the lease term after the second year the rent will be recalculated and paid at Market Value.
  • You receive your first 2 months rent at the commencement of the lease and it continues to be paid monthly 2 months in advance
  • There is a vacancy.
  • The tenant is late to pay their rent.
  • The tenant cannot pay the rent for any reason.
  • 7 days from Gallery Homes receiving cleared funds for the final payment.
  • Gallery Real Estate deducts their standard management fees (7.5% + GST).
  • Gallery Leasing pay you the first 2 months in advance and then the ongoing monthly balance of funds are electronic transferred to you by the 5th day of the following month.
  • Gallery Leasing is responsible for most non-structural repair and maintenance.
  • We maintain the property, with the exception of fair wear and tear, examples include: Regular servicing and repairs to heating, air-conditioning and hot water systems ‘Like-for-like’ replacement of fixed appliances as needed.
  • As with any property investment you retain some responsibilities, such as: Rates and water access charge (not consumption). Maintaining appropriate building insurance cover
  • Gallery Real Estate will continue to manage your property on your behalf.

10 Year Lease Back Guarantee - In Summary

  • You then have the option of a 10 Year Lease with Gallery Leasing.
  • If you accept the 10 Year Lease Guarantee, Gallery Leasing will then lease the property from you for 10 years – rest easy!
  • Gallery Leasing will then sub-lease your property to the actual tenant.
  • The Leaseback starts at 5% of the purchase price (less 7.5% + GST property management fee). All subsequent rental increases achieved over and above the initial tenancy amount between Gallery and the 3rd Party tenant are shared equally with you and Gallery.
  • You receive your first 2 months rent at the commencement of the lease and it continues to be paid monthly 2 months in advance.
  • You only pay a ‘one-off’ 1 week letting fee at the commencement of your 10 year lease with Gallery.
  • There is a vacancy during your 10 Year Lease.
  • The tenant is late to pay their rent.
  • The tenant cannot pay the rent for any reason.
  • 7 days from Gallery Homes recieving cleared funds for the final payment.
  • Gallery Real Estate deducts their standard management fees (7.5% + GST).
  • Gallery Leasing pay you the first 2 months in advance and then the ongoing monthly balance of funds are electronic transferred to you by the 10th day of the following month.
  • If you wish to sell your property you can cancel your lease with Gallery Leasing at any time by: Providing 30 days’ notice and notification from your solicitor that there is an unconditional contract in place with a third party. Repaying the 2 months rent that you received in advance.
  • Should this occur there is no financial penalty (remember that the tenant in your Investment Property has the right to remain in the property until their lease expires).
  • The Lease Back can be transfered to the incoming purchaser.
  • Gallery Leasing is responsible for most non-structural repair and maintenance.
  • We maintain the property, with the exception of fair wear and tear, examples include: Regular servicing and repairs to heating, air-conditioning and hot water systems ‘Like-for-like’ replacement of fixed appliances as needed.
  • As with any property investment you retain some responsibilities, such as: Rates and water access charge (not consumption). Maintaining appropriate building insurance cover.
  • Gallery Leasing will hand the property back having: Re-painted the house internally. Replaced all carpet in the house.
